Unique Coffee Shop at Campus West Fort Collins Ends Run Early

A coffee shop in Colorado, the first Colorado location of a unique chain, closed its doors after being open for a relatively short time.

You have to wonder what, exactly, lead to a coffee shop not making it at a great location. This place celebrated its grand opening in August of 2024, but by May of 2025, they were closing the doors.

Many, many, Coloradans love coffee; there seem to be dozens of coffee shops in large Colorado cities. It would seem that there just wasn't enough love of coffee for Colorado's first Just Love Coffee Café to keep its doors open.

We let you know in the spring of 2023, that Just Love would be opening in Campus West, at Elizabeth and City Park (where Starbucks had been located for many years.) They had their grand opening in August of 2024, but were closed by late May of 2025, according to the Coloradoan.

The coffee shop sounded like it had a Fort Collins kind of mindset: A "not stuffy" coffee shop/cafe for great conversation as well as coffee, while also giving back to the community.

I looked into how much it costs to franchise a Just Love, and while the franchise fee itself is about $40,000, it looks like you need to have at least $495,000 to really get things underway.

Remodeling and leasing costs can eat away at a "nest egg" pretty quickly; you need to get "traction" quickly if you're going to succeed.
