When is Avenue South in Loveland Going to be Done?

Realberry's (formerly McWhinney) project was approved by the City of Loveland in 2023, going in directly south of Eisenhower, across from The Marketplace at Centerra. Construction began in 2026, with the first phase of the 140-acre neighborhood slated to be finished by 2027.

How Many Homes Will be in Avenue South?

Avenue South is set to have almost 500 single-family homes (475,) and 1,250 apartments/condos/townhomes. So, roughly, nearly 2,000 residences. With all the amenities the project will have, those residents won't necessarily have to venture out to Eisenhower or I-25 for what they need.

How Many Restaurants Will Avenue South Have?

With the amount of restaurants that are already in the area of Avenue South, it's going to be interesting to watch restaurants come in to the project. Realberry says that there will be 18 restaurants in Avenue South.

Those 18 restaurants will not only be accommodating the residents of Avenue South; the development will also have 150,000 square-feet of offices with office workers who need a bite to eat, or an "after work" drink.

Avenue South will have an "Event Lawn;" it looks like they may be calling it 'The Front Porch." I imagine they'll have concerts there, like they do at The Foundry in Downtown. In addition, Avenue South will have a "linear park" winding through it; perhaps they'll install a little 9-hole disc golf course?

How Much Shopping Will be at Avenue South?

Running any retail business can be a struggle, so it will be interesting to see which businesses will be making up the 33 retailers that Realberry says will be in Avenue South. One big building there will be the new 140,000-square-foot headquarters for Hensel Phelps Construction, whose headquarters are currently in Greeley.
